What is the process if I have my own land?
So, you have found your dream home and are ready to make your purchasing decision - what can you expect? If you are prepared to purchase your home in full, the process is rather quick and simple. Depending on if you choose a home that is already available or are having a custom home built, that will determine how quickly we can schedule your home delivery and close on the home.
If you are looking to finance, there are two options available. The first option is a "chattel" mortgage which is purchasing and financing just the home. The second option is a "land in lieu" financing. This allows customers to use the land as collateral to get the home purchase process started. This is a $0 Down financing option with Titan. This is the most popular way for landowners to finance a new home. When you visit a Titan location a finance specialist will sit with you to help determine the best option for your individual situation. Can I do my own Improvements?
Everyone landowner preference is different and we're here to offer full turnkey service, whatever you choose. You can do your own land improvements. We do however recommend working with certified licensed professionals to ensure every aspect of the land improvements meets building standards. This is to prevent further issues or delays when the home is delivered.
If you choose to use Titan to assist with land improvements we will work directly with a licensed professional, the same we use to deliver and set your home. Inspectors will come out throughout the process to ensure there are no surprises or unexpected issues upon delivery.
However you choose to do your land improvements, our housing consultants will also be working closely with you to make sure all requirements for your area are met prior to delivering your new home.

What is the time frame for land/home packages?
Land/Home package timelines can vary based on the home you have selected, what custom options are included, and the financing options. Having land allows for the process to move fairly quickly - but build times are directly related to the home you select. Typically, the process for a new factory-built home takes about 60-90 days. You also have the option to purchase one of our stock models that are ready to be delivered immediately. What’s great about this option is that these homes are usually at a discounted rate.
Delivery timelines are estimated by the time it will take to build the home, prepare the land, and schedule delivery. When you work with a Titan housing professional, we assist you through the entire process keeping you informed through each stage.
